What is a Rental Turnover or 'Turn' for short? The 'turn' of a rental property is performed after your old tenants move out and before your new tenants move in. This period can average anywhere from 1-3 weeks. This is a period of cleaning, maintenance & repair inspections and completing any deferred items that the property needs as well as screening and selecting your new tenants.

Why is a Rental Turnover more expensive than just a regular cleaning?  A regular cleaning service averages between $180-$240 (a Google search can give you these figures) for one person to come to your home and essentially spruce it up a little bit. What is the difference between a Construction Cleaning and a Rental Turnover? A construction cleaning has a lot more debris, caked on dust, and items that need attention compared to a normal cleaning. A construction cleaning costs can be nearly double that of an average turnover due to the level of involvement it requires and the extra equipment. For example a regular vacuum is unable to intake large quantities of construction dust from drywall and wood work. Therefore an industrial vacuum specific to those materials is required to be brought on site. Flooring also takes a lot of abuse during construction / remodeling which requires extra care and attention to bring them back to life (not refinishing but make them look the best as possible). Dried paint, construction adhesives, and ground in debris are all embedded in the floors.  Interesting bit about this is that window cleaning is not normally included due to the level of dust and debris left behind and the pricing is per window additionally on theses types of services.
